ACQUISITION: Decker Capital buys Jacksonville small bay portfolio for $26.5M. Decker Capital, along with JV partner Viking Partners, has acquired 11655 Central Parkway, 11760 Marco Beach Drive, and 3611 Saint Johns Bluff Road South in Jacksonville, Florida. The portfolio consists of 8 buildings totaling 200,000 with an average bay size of 4,800 SF. Shane Decker and Peleg Amzalag led the Decker Capital deal team, while the Viking Partners team was led by Aaron Werbel. Michael Lewin and Adam Steinlauf with Katalyst Real Estate & Development represented Decker Capital in the transaction.

ACQUISITION: Rockpoint buys 1.1M SF shallow bay park in Richmond, VA. Rockpoint has acquired Eastpoint Industrial Park, a shallow bay infill industrial park located at 5600 Eastpoint Boulevard in Richmond, Virginia. The seller was Equus Capital Partners. The portfolio includes 8 buildings totaling 1,068,995 SF. Fred Borges and Ben Harris led the Rockpoint deal team. Jonathan Carpenter and Graham Savage with Cushman & Wakefield represented Equus in the transaction.

ACQUISITION: Brennan Investment Group buys Chicagoland industrial building. Brennan Investment Group has acquired 10100 Woodward Avenue in Woodridge, Illinois. The property features a roughly 80,000 SF industrial building that Brennan plans to reposition as a small bay industrial facility with 4 units. Daniel Smith and Jack Brennan led the Brennan deal team. Cal Payne with CBRE is currently marketing the property for sale or lease.

ACQUISITION: Foxfield buys midbay facility in Nashville, TN. Foxfield has acquired 565 Brick Church Park Drive in Nashville, Tennessee.The property features a 75,000 SF industrial facility and is currently leased to AllParts Medical, a Philips subsidiary. Shawn Hawthorne led the Foxfield deal team.

LEASE SIGNED: Bussel Realty Corp. leases small bay space in Garwood, NJ. Bussel Realty Corp. (BRC) has facilitated the leasing of 8,785 SF at 632 South Avenue in Garwood, New Jersey. The property is part of the Garwood Industrial Complex, which totals 235,000 SF. Steve Jaynes and Rebecca Abraham with BRC represented the tenant, Jafra Import Export Inc., in the transaction. Jeff Goldfinger, also with BRC, represented the landlord, ACP Partnership LLC.
