ACQUISITION: Legacy Capital Partners buys 1.9M SF industrial portfolio in Columbus, OH. Legacy Capital Partners has acquired a portfolio of industrial assets in Columbus, Ohio. The portfolio includes 2 multi-tenant small bay industrial buildings, 2 single-tenant small bay properties, 3 truck terminals, a bulk distribution building, and 29 AC of improved industrial outdoor storage (IOS) space. Jack McCunn and Jack Slater led the Legacy Capital Partners deal team. Joe Davis, Matthew Collins, Josh Weithman, Lucas Borges, and Emma Berner with JLL facilitated the transaction.

ACQUISITION: Urban Genesis buys light industrial portfolio in Atlanta metro area. Urban Genesis has acquired 1720, 1724, 1740, and 1777 Phoenix Parkway in College Park, Georgia. The portfolio features 5 buildings totaling 116,804 SF and is located within one mile of the Hartsfield-Jackson Atlanta Intl. Airport. The seller was Westmount Realty Capital. Matt Shafiezadeh, Hunain Dada, and Gahl Shalev led the Urban Genesis deal team. Casey Keitchen and Collin BeVier with Newmark facilitated the transaction.

DISPOSITION: Dunleer sells small bay property in Southern CA for $8.23M. Dunleer has sold Talbert Industrial Park, located at 7602 Talbert Avenue in Huntington Beach, California. The property features 2 multi-tenant buildings totaling 22,383 SF on 1.15 AC and was acquired by the company in 2024. BJ Turner led the Dunleer deal team. Carter Hadley and Alexander Harrold with Matthews represented Dunleer in the transaction.

DISPOSITION: Colliers sells small bay building in Denver, CO, for $8.5M. Colliers has facilitated the sale of 4001 Holly Street in Denver, Colorado. The property features a 53,740 multi-tenant small bay industrial building on 2.45 AC. T.J. Smith, Nick Rice, and Brad Calbert with Colliers represented the seller, DMS Real Estate. The buyer was Watumull Properties Corp.

ACQUISITION: WareSpace buys Houston area warehouse, plans microbay conversion. WareSpace has acquired 1215 Seamist Drive in Timbergrove, Texas. The property features a 51,000 SF warehouse that WareSpace plans to convert to more than 70 microbay industrial units. Levi Cohen, Jeff Jenkins, Joseph Ely, and Jack DiNardo led the WareSpace deal team. Trey Horne and Zack Taylor with Colliers facilitated the transaction.

LEASE SIGNED: eXp Realty leases out small bay warehouse in Hollywood, FL, for $23/SF. The Sanmartin Real Estate Group at eXp Realty has facilitated the leasing of 6231 Johnson Street, Unit B, in Hollywood, Florida. The unit features a 1,200 SF warehouse. David Sanmartin represented the landlord in the transaction.
