ACQUISITION: Palatine buys small bay park in Sacramento, CA for $9.2M. Palatine Capital Partners has acquired Belvedere Industrial Park, located at 8440 and 8460 Belvedere Avenue in Sacramento, California. The 2-building industrial park totals 80,150 SF on more than 4 acres. The park is currently fully leased with all tenants paying below-market rents. Palatine is led by Alex Hurst, Jason Betesh, Seth Saideman, and Brooke Klink. Trent Carvolth with Alive Commercial RE represented the seller.

DISPOSITION: Matthews sells small bay in Boynton Beach, FL for $2.75M. Matthews RE Investment Services has brokered the sale of 140 Commerce Road in Boynton Beach, Florida. The property features a 4,500 SF warehouse on 1.27 acres. The Matthews deal team of Tony Anthony and Harrison Auerbach represented the seller, Frank Marino.

DISPOSITION: Apex sells small bay in North Charleston, SC. The Apex Investment Property Group of Lee & Associates has brokered the sale of 2261 Technical Parkway in North Charleston, South Carolina. The property is 100% leased and includes a 33,700 SF industrial building. The Apex deal team included Jon-Michael Brock and Thomas Fawcett.

ACQUISITION: Longpoint fund buys small bay facility in Medley, FL for $27.02M. Longpoint Realty Partners’ Longpoint Fund III has acquired 9950-9970 Northwest 89th Avenue in Medley, Florida. The property features a 115,318 SF warehouse. Marc Smouha with Kassin Sabbagh Realty facilitated the transaction.

LEASE SIGNED: Bridge Logistics leases small bay in Deerfield Beach, FL. Bridge Logistics Properties (BLP) has executed a 3-year lease renewal for 25,520 SF at 1471 West Hillsboro Boulevard in Deerfield Beach, Florida. The lease brings the 71,280 SF building to full occupancy through March 2028. Tom O’Loughlin and Michael Oretsky with CBRE assisted with the transaction.
