Victoria buys NoVA shallow bay portfolio

ACQUISITION: Victoria Industrial Properties buys shallow bay portfolio in Northern VA for $75M. Victoria Industrial Properties and Lincoln Equities Group have acquired a 7-building shallow bay and flex-industrial portfolio in the Dulles Corridor: 45745 Nokes Boulevard in Sterling; 380 and 400 Herndon Parkway in Herndon, and 14155, 14175, 14201, and 14225 Sullyfield Circle in Chantilly, Virginia. The portfolio totals 308,656 SF. The seller was Klein Enterprises. Jacob Schulder led the Victoria Industrial Properties deal team. Thomas Didio, Jason Lundy, Max Custer, Evan Parker, Craig Childs, Nazario Paragano, and John Cumming with JLL Capital Markets arranged the financing and helped facilitate the transaction.

ACQUISITION: Eleventh Street Partners buys small bay asset in Atlanta metro. Eleventh Street Partners (ESP) has acquired a 5,300 SF small bay industrial asset in Marietta, Georgia. This marks the firm’s 6th acquisition in the Atlanta market. The transaction closed all-cash in under 45 days with no financing contingencies. Jostin Calo and Trey Tumlin with Lee & Associates facilitated the transaction. Anand Nair and Snehann Kapnadak led the ESP deal team.

ACQUISITION: CenterSquare buys small bay portfolio in Houston, TX. CenterSquare has acquired Beltway 249 Business Center, located at 15825 TX-249 in Houston, Texas. The property features 3 buildings totaling 107,020 SF. Victoria Bocanegra and Ben Refael led the CenterSquare deal team. Austin Dabbs with Lee & Associates facilitated the off-market transaction.

ACQUISITION: Artisan Capital buys future small bay industrial asset in Jacksonville, FL. Artisan Capital Partners has acquired 6800 Southpoint Parkway in Jacksonville, Florida. The property features a 79,076 SF office building that the team plans to convert back to small bay industrial. Gregory Khodara and Carlos Valdivia led the Artisan Capital Partners deal team.

LEASE SIGNED: Digby Commercial Advisors leases small bay warehouse in Henderson, CO. Digby Commercial Advisors has facilitated the leasing of 15,277 SF of industrial space at 8777 Brighton Road in Henderson, Colorado. Lucas Quinn with Digby secured a 5-year lease on behalf of the tenant, HAIL PRO PDR. Justin Reyher with Beacon Real Estate Services represented the landlord.
