ACQUISITION: Endeavor Capital/Leifer buy Tampa Bay facility for $13M. Endeavor Capital and Leifer Properties have acquired Cygnet Center, a 3-building small bay industrial complex located at 6225 21st Street East and 2107-2155 63rd Avenue East in Bradenton, Florida. Jonathan Mazzarella with Endeavor Capital led the deal team.

DISPOSITION: Matthews sells 2 small bay industrial parks in San Diego area. Matthews Real Estate Investment Services has facilitated the successful dispositions of 2 small bay industrial parks in Southern California. Chris Nelson, Sam Sukut, Jacob Castro, and Hanalei Hauanio led the Matthews deal team in the separate transactions. The properties are:

• 920 Rancheros Drive in San Marco — 18,607 SF, sold for $5.096M

• 2515-2525 Pioneer Avenue in Vista — 21,144 SF, sold for $4.35M

ACQUISITION: MCA Realty buys small bay asset in Las Vegas for $6.5M. Through its MCA Realty Industrial Growth Fund II, MCA Realty has acquired 4700 North Mitchell Street in North Las Vegas, Nevada. The property features a 31,209 SF industrial building that was leased to MedicWest Ambulance prior to closing. Tyler Mattox, Jared Gordon, and Peter Cheng led the MCA Realty deal team. Pat Marsh with Colliers represented MCA Realty in the transaction, while Eric Molfetta, also with Colliers, represented the seller. Amy Chadick with Colliers represented MedicWest Ambulance.

ACQUISITION: Stos Partners buys small bay warehouse in Phoenix for $2.9M. Stos Partners has acquired 1746 and 1748 West Fillmore Street in Phoenix, Arizona. The property features a 20,850 SF warehouse. Chris Reese with Colliers represented Stos Partners in the off-market transaction. Jim Wilson and Garrett Wilson with Cushman & Wakefield represented the seller.

LEASE SIGNED: Metz Industrial Group leases NJ small bay warehouse. The Metz Industrial Group of Bussel Realty Corp. has leased 50,000 SF at 2500 Brunswick Avenue, Building E, in Linden, New Jersey. The property is part of a 7 building multi-tenant industrial complex totaling 208,000 SF. Jordan Metz, Benito Abbate, and James Friel with Metz Industrial Group represented the landlord, CHS Property Development.
