DISPOSITION: Prologis sells 1.6 MSF shallow/small bay portfolio in Denver. Prologis has sold a portfolio of 16 shallow bay facilities in the Denver metro area. The buyer was Harrison Properties. Jeremy Ballenger, Tyler Carner, Keiffer Garton, and Jim Bolt with CBRE represented Prologis in the transaction. The properties include:
Upland Distribution Portfolio, 13801 East 33rd Place in Aurora, Colorado — 1 MSF across 10 shallow bay buildings
Denver Business Center, 1220 East 53rd Avenue in Denver, Colorado — 594,00 SF across 6 small bay buildings

DISPOSITION: JLL sells 3 shallow bay buildings in Salem, NH for $7.75M. JLL has facilitated the sale of a portfolio of 3 shallow bay industrial buildings at 1 and 13-15 Delaware Drive and 40 Lowell Road in Salem, New Hampshire. The property totals 55,000 SF. The properties are currently fully leased. Tommy Hovey, Michael Restivo, and David Coffman with JLL represented the seller, JBCM LLC, in the transaction.

DISPOSITION: V3 sells small bay facility in Palm Bay, FL for $4.92M. V3 Commercial Advisors has facilitated the sale of 4570 and 4590 Babcock Street Northeast in Palm Bay, Florida. The property features 2 multi-tenant industrial buildings totaling 45,070 SF. Solomon Attaway with V3 Commercial Advisors was the only broker involved in the off-market transaction.

ACQUISITION: Entrada Partners buys small bay facility in Houston. Entrada Partners has acquired Gateway 45 Logistics Center, located at 18205 and 18207 Chisholm Trail in Houston, Texas. The property features 2 multi-tenant buildings totaling 86,904 SF. The Entrada Partners deal team included Reuben Berman, Dan Johnston, and Parker Yates.

LEASE SIGNED: NAI Mertz closes 5 lease deals in Philadelphia metro area. NAI Mertz has closed 5 leases representing a total of 46,780 SF at Monroe Business Center. The property, which is located at 1040 Glassboro Road in Williamstown, New Jersey, now has one 9,000 SF unit remaining for lease. Sandro Randazzo and Scott Mertz with NAI Mertz have represented the landlord in the transactions.

DEVELOPMENT: IndiCap/VAC break ground on shallow bay project in Phoenix. IndiCap and VAC Development have broken ground on Bethany Bay, a new Class A shallow bay industrial facility located at 16830 and 16840 West Bethany Home Road in Glendale, Arizona. The development will feature 2 buildings totaling 136,800 SF with suites ranging from 4,500-18,000 SF. IndiCap’s leadership team includes CEO Mike Chernine. The VAC Development team includes Andrew Dunn. Mike Schwab with Land Advisors Organization represented IndiCap in brokering the project. Keri Scott with Colliers is currently marketing the property for lease. Delivery of the project is slated for August 2026.
