DISPOSITION: NAI Hallmark sells small bay facility in Jacksonville for $12.4M. NAI Hallmark has facilitated the sale of 7900-7950 Belfort Parkway in Jacksonville, Florida. The property includes 2 warehouse buildings totaling 81,363 SF. Christian Harden and Tiffany Wein with NAI Hallmark represented the seller, Belfort 3 Partners LLC, in the transaction.

DISPOSITION: APEX Capital Realty sells South FL small bay for $4M. APEX Capital Realty has facilitated the sale of 603 Northwest Mercantile Place in Port St. Lucie, Florida. The property features a 22,500 SF multi-tenant industrial building. The buyer was East Capital Partners, led by Drew DeWitt and David Archibald. Yoni Sunshine and Jason Abitbol with APEX Capital Realty represented both the buyer and the seller in the transaction.

ACQUISITION: Freehill buys light industrial asset in Houston. Freehill, in partnership with Fox Capital Partners, has acquired 12343 Cutten Road in Houston, Texas. The single-tenant property totals 30,000 SF and is located in the Cutten Road Business Park. Robert Graf and Nick Peterson with NAI Robert Lynn represented Freehill in the transaction. Michael F. Johnson and Michael King with JLL arranged the financing with Stellar Bank.

ACQUISITION: Matterhorn buys Chicagoland small bay facility. Matterhorn Venture Partners has acquired 10228-10244 Franklin Avenue in Franklin Park, Illinois. The property features (5) 5,000 SF industrial buildings. Tina Ramos led the Matterhorn Venture Partners deal team.
FUNDING: Teachers pension commits $90M to fund targeting small bay. The Pennsylvania Public School Employees’ Retirement System (PSERS) has committed $90M to Graceada Partners Fund IV. The closed-end, value-added fund targets multifamily and small bay industrial properties in secondary and tertiary markets in the US West.
