DISPOSITION: KBC Advisors sells industrial portfolio in Houston for $90M. KBC Advisors has facilitated the sale of 6401 North Eldridge Parkway in Houston, Texas. The property features 16 buildings totaling 1,158,368 SF, with units ranging from 11,000-450,000 SF. The buyer was Brennan Investment Group. John Ferruzzo and Jack Ferruzzo with KBC Advisors represented the seller, Innovex, in the transaction. Troy MacMane, Kevin Brennan, and Michael Brennan led the Brennan deal team.

ACQUISITION: Buligo Capital buys shallow bay portfolio in Austin metro area. Buligo Capital has acquired 10421 Old Manchaca Road in Austin and 1955 FM 2001 in Buda, Texas. The 2 properties consist of business parks totaling 61,240 and 39,400 SF, respectively. Henry Cornell led the Buligo Capital deal team. Cathy Nabours and Kyle Shaffer with SRS Real Estate Partners facilitated the transaction.

ACQUISITION: Dunbar buys small bay facility in CA’s Inland Empire. Dunbar Real Estate Investment Management has acquired 41740 Enterprise Circle North in Temecula, California. The property features 7 units ranging from 1,930-9,135 SF, for a total of 34,675 SF. Dunbar plans to sell units individually. The Dunbar deal team included Ross Mitchell, Zack Burns, and Weston White. Charles Black and Sam Robles with Lee & Associates facilitated the transaction.

LEASE SIGNED: Velocity leases small bay warehouse in New Castle, DE. Velocity Venture Partners has leased out a 13,409 SF industrial unit at 31-47 Reads Way in New Castle, Delaware. The new tenant is Abby LLC, an electric equipment wholesaler. Tony Grelli led the Velocity deal team. Jamie Vari and Blaise Fletcher with JLL represented Velocity in the transaction.
FUNDRAISING: Berkeley Partners raises $610.5M for small bay industrial fund. Berkeley Partners has raised $610.5M for its Value Industrial Fund VI LP. The firm originally expected to raised $500M for the small bay industrial-focused fund. The Berkeley fundraising team included Aaron Snegg.
