DISPOSITION: Tidemark sells Los Angeles area small bay portfolio for $6.105M. Tidemark Real Estate Services has facilitated the sale of 2515 and 2516 Troy Avenue in South El Monte, California. The portfolio features 17 units across 2 buildings for a total of 30,527 SF. Stephen Margaretis with Tidemark represented the seller in the transaction.

DISPOSITION: Matthews sells small bay facility in Denver metro area. Matthews has facilitated the sale of 5745 Monaco Street in Commerce City, Colorado. The property features a 28,140 multi-tenant industrial facility on 2.17 acres. Spencer Mason and Angelo Vattano with Matthews represented the seller and sourced the buyer for the off-market transaction.

ACQUISITION: CenterSquare buys small bay asset in Atlanta. CenterSquare Investment Management has acquired 3095 and 3097 Presidential Drive in Atlanta, Georgia. The property features 2 multi-tenant industrial buildings totaling 62,581 SF. The asset includes 9 suites, with an average of 6,258 SF per unit. Rob Wasenius led the CenterSquare deal team in the off-market transaction.

ACQUISITION: Rising Realty Partners buys light industrial facility in Austin, TX. Rising Realty Partners has acquired 2113 Wells Branch Parkway in Austin, Texas. The property features 4 multi-tenant light industrial buildings for a total of 109,000 SF. The Rising deal team included Scott Hahn and John Golden. Joshua Villarreal with Newmark facilitated the off-market transaction.

LEASE SIGNED: Colliers leases small bay in Washington, DC metro area. Colliers has facilitated the leasing of 5,760 SF at 9730 Martin Luther King Jr. Highway in Lanham, Maryland. The Colliers deal team included Melissa Parrish, Brian Watts, Jason Sullivan, Brian Siegel, and Tom Gentner.

LAUNCH: New investment firm launched with focus on shallow bay assets. Corbin Anderson, Jake McGlaun, and Garrett Nerren have launched Sail Holdings. The private real estate investment firm will focus on acquiring, operating, and improving shallow bay and flex industrial assets in high-growth secondary markets in Texas.
