ACQUISITION: Longpoint buys small bay portfolio in Miami for $195M. Longpoint Partners has acquired a portfolio of 10 multi-tenant small bay industrial buildings in Miami-Dade County. The portfolio totals 729,901 SF on 41.8 AC and was 90% occupied by 74 tenants at the time of the closing. Dwight Angelini led the Longpoint deal team in the transaction.

ACQUISITION: Hornet Real Estate buys 3 multi-tenant assets in Texas. Hornet Real Estate has acquired 3 multi-tenant buildings totaling 158,127 SF across the Dallas-Fort Worth and Houston markets. The properties are located at 10506 Kinghurst Drive and 11381-11391 Meadowglen Lane in Houston and 1201-1241 North Glenville Drive in Richardson, Texas. Scott Birne led the Hornet deal team, while Jack Britton with JLL secured non-recourse bank financing for each acquisition. The transactions were facilitated by William Carpenter with KBC Advisors; Campbell Anderson with DuWest Realty; and John Anderson, George Tanghongs, and Jeremy Mojica with Lee & Associates Dallas/Fort Worth. Hornet is already underway on value-add business plans, including roof replacements, interior renovations, and vacant lease-up.

ACQUISITION: Collektion Capital buys small bay in Atlanta metro for $9.925M. Collektion Capital has acquired 6435 Shiloh Road in Alpharetta, Georgia. The property features a 54,672 SF small-bay industrial building. The Collektion deal team included Shalini Hersowitz and Dale Hersowitz.

DISPOSITION: Colliers sells small bay portfolio in Sacramento, CA. Colliers has facilitated the sale of 6 buildings at Bradshaw Business Park, located along Business Park Drive in Sacramento, California. The portfolio totals 134,422 SF and is 93% leased. The Colliers deal team included Andrew Zighelboim, Brad Idleman, Kevin Moul, and Bob Gilley.

DISPOSITION: LH Capital Partners sells small bay warehouse in JAX for $1.65M. LH Capital Partners has facilitated the sale of 2155 Corporate Square Boulevard in Jacksonville, Florida. The property features a 14,762 SF multi-tenant industrial building. The LH Capital Partners deal team was led by Tripp Duke and included Ryan Hutkowski, Nick Ledvora, and Griffen Kreutzberg.

LEASE SIGNED: Burger & Co. leases small bay space in Detroit metro area. Burger & Co. has facilitated the leasing of 3,200 SF of industrial space at 38217 Abruzzi Drive in Westland, Michigan. Nicolo Burger and Jack Bushart with Burger & Co. represented both the tenant and the landlord in the transaction.
