ACQUISITION: BKM buys DFW light industrial portfolio for $60.3M. BKM Capital Partners, along with joint venture partner Whittier Trust, has acquired 3-property portfolio in the Dallas-Fort Worth area totaling 512,310 SF. Brett Turner and Charlie Farmer led the BKM deal team. The seller was TA Realty. The properties in the portfolio are:

• Northgate 22 — 34,325 SF at 10817 Sanden Drive in Dallas

• 360 Industrial — 42,506 SF at 501 106th Street in Arlington

• Market Street Distribution Center — 435,497 SF at 2627-2659, 2701-2737, 2745, 2805, and 2875 Market Street in Garland

DISPOSITION: CapRidge sells small bay asset in Atlanta area for $40.85M. CapRidge Partners has sold the DeKalb Technology Center, located at 3980-4000 DeKalb Technology Parkway in Doraville, Georgia. The property features 8 industrial buildings totaling 284,206 SF. The sale was facilitated by Tom Shafer, Chase Matthews, and John Hinson with OnPace Partners. The CapRidge deal team included Jackson Brewer and Dan Terpening, who said it was a “successful round-trip execution by CapRidge Partners with the expertise of our leasing partners at Oakley Real Estate Partners, Reid Hanner and Jordan Camp.”

ACQUISITION: Buligo buys small bay complex in Sarasota, FL for $27.4M. Buligo Capital has acquired Sarasota Industrial Business Center, located at 2387, 2363, 2383, 2202, 2230, and 2325 Industrial Boulevard in Sarasota, Florida. The property features 5 industrial buildings totaling 186,650 SF, as well as 1.12 acres of industrial outdoor storage (IOS). Nick DeVito II and Brie Tulp with Ian Black Real Estate represented the seller, GBA Holdings, in the transaction. The Buligo deal team was led by Ryan Klancic.

DISPOSITION: Cushman & Wakefield sells small bay park in LA metro area. Cushman & Wakefield has facilitated the sale of Cartwright Business Park, located at 17500-17595 Cartwright Road and 2485-2505 Da Vinci Street in Irvine, California. The property features 6 small bay industrial buildings totaling 118,867 SF. The buyer was Avenue Equities, led by Arya Rashtchi. Matthew Leupold, Jeff Chiate, Rick Ellison, Aubrie Monahan, and Kyle McGillen with Cushman & Wakefield represented the seller in the transaction.

LEASE SIGNED: Lee & Associates leases small bay space in DFW area. Lee & Associates has facilitated the leasing of 5,876 SF of industrial space at 1900 Firman Drive in Richardson, Texas. Jessica Reinhardt, Susan Cancemi, and George Tanghongs with Lee & Associates Dallas-Fort Worth represented the landlord, Avistone LLC, in the transaction. Jerry Marlatt with Compass Dallas represented the tenant, Everwave LLC.
