NEWS ROUNDUP

ACQUISITION: Obsidian Group buys small bay park in Minnesota for $5M. Obsidian Group has acquired 6301 and 6317 Welcome Avenue North in Brooklyn Park, Minnesota, for its Small Bay Industrial Fund. The property features 30 units totaling more than 30,000 SF. The Obsidian deal team included Daniel Kurkowski, Jessica Houlihan, and Brad Heitzinger. Rafik Moore and Kyle Malkerson were the sellers. Scott Ramsdale and Max Grinberg with Wings Credit Union provided the financing. Ethan Finger, Sam Carter, and Jasper Gantriis with Obsidian will be marketing the property for lease.

DISPOSITION: Charles Hawkins Co. sells small bay facility in TN for $3.025M. Charles Hawkins Co. has facilitated the sale of 2121 Battlefield Parkway in Murfreesboro, Tennessee. The property features a 20,000 SF industrial building currently leased to a gymnastics center. Paul Myers, McNeill Stout, Robert Stout, and Kevin Irwin with Charles Hawkins Co. represented the seller in the transaction.

ACQUISITION: Longpoint buys 1M SF of small and shallow bay space in SLC. Longpoint has acquired 2 small and shallow bay industrial portfolios in Salt Lake City totaling more than 1M SF: Mountain West Portfolio, featuring 9 shallow bay properties totaling more than 490,000 SF; and Salt Lake City Infill Portfolio, featuring 7 small and shallow bay properties totaling more than 531,000 SF. The Longpoint leadership team includes Dwight Angelini, Nilesh Bubna, and Reid Parker.

ACQUISITION: Fourth Capital buys small bay warehouse in Atlanta metro area. Fourth Capital has acquired 4260 Industrial Center Lane in Acworth, Georgia. The property features a 23,700 SF warehouse and office on 3.5 usable acres. Murray Gray and Braden Payne led the Fourth Capital deal team.

ACQUISITION: WareSpace buys future small bay warehouse facility in DFW. WareSpace has acquired 700 East Plano Parkway in Plano, Texas. The 174,500 SF property was formerly a big-box retail facility but will be transformed into WareSpace’s 4th small bay warehouse hub in the Dallas-Fort Worth area. The WareSpace deal team included Levi Cohen and Jeff Jenkins. Amy Nott with JLL represented WareSpace in the transaction, while Scott Rodgers with DuWest Realty represented the seller.

LEASE SIGNED: CBRE leases shallow bay industrial building in Inland Empire. CBRE has facilitated the leasing of 635 Taylor Avenue in Ontario, California. The property features a brand-new 38,502 SF industrial building. James Toomarian, Joshua Bonwell, and Wes Jones with CBRE represented the lessor in the transaction.
