ACQUISITION: NorthPoint Development buys Bay Area shallow bay portfolio for $87.5M. NorthPoint Development has acquired 6200-6850 Goodyear Road and 5301-5341 Industrial Way in Benicia, California. The portfolio features 9 buildings inside the Benicia Industrial Park totaling 534,550 SF. The NorthPoint deal team included Wakeel Rahman, Dustin Camloh, Graham Johnson, Jack Shea, Ryan Oberle, and JT Vozar. Rebecca Perlmutter Finkel, Brooks Pedder, Tony Binswanger, Bo Harkins, and Brian Russell with CBRE represented the seller in the transaction. Steve Roth, David Milestone, and Val Achtemeier — also with CBRE — arranged financing on behalf of NorthPoint.

DISPOSITION: NAI Hiffman, L&A sell small bay park in Chicago metro. NAI Hiffman and Lee & Associates have facilitated the sale of the Blackhawk Industrial Portfolio, located on South Blackhawk Parkway in Mokena, Illinois. The portfolio features 8 multi-tenant buildings totaling 259,290 SF. The buyer was Transport Properties, led by Timothy McCahill. Pat Sullivan and Arthur Glowinski with NAI Hiffman partnered with Walter Murphy of Lee & Associates for the transaction.

ACQUISITION: Person Street Partners buys shallow bay facility in Greenville, SC. Person Street Partners has acquired 48 Brookfield Oaks Drive in Greenville, South Carolina. The property features a 65,000 SF multi-tenant industrial asset that is currently 100% leased. The Person Street deal team included Jake Jatis, Brannen Blazer, Poojan Mehta, and Griffin Py. Rhett Craig with CBRE facilitated the transaction with assistance from David Miller at Longleaf Law Partners. Kate Rathman and Ryan Mueller with JLL arranged the debt financing for the acquisition from United Bank. The United Bank deal team included Drew Lankford and Rob Roth.

DISPOSITION: CBRE sells flex industrial park in Fort Collins, CO. CBRE has facilitated the sale of the Prospect Innovation Campus in Fort Collins, Colorado. The portfolio features 11 buildings totaling more than 200,000 SF. The buyer was ZS Capital Partners. Tyler Carner, Jeremy Ballenger, Patrick Devereaux, Campbell Davis, Morgan Dunn, Alexei Andrea, and Brynn Touchstone with CBRE represented the seller, Ogilvie Partners, in the transaction.

DISPOSITION: The Brookshire Co. sells small bay asset in Minneapolis metro. The Brookshire Co. has facilitated the sale of 601 13th Avenue South in Hopkins, Minnesota. The property features a 4,067 SF small bay industrial building and went under contract in less than 60 days. Mario Hadley, Royce Pavelka, and Tate Nelson with Brookshire represented the seller in the transaction.

LEASE SIGNED: Lee & Associates leases small bay space in Dallas-Fort Worth area. Lee & Associates has facilitated the leasing of 4,818 SF of industrial space at 325 Gold Street in Garland, Texas. The new tenant is Collectors Treasures LLC. Taylor Stell and Brett Lewis with Lee & Associates Dallas-Fort Worth represented the landlord, Ram Capital, in the transaction.
