ACQUISITION: Albany Road buys small bay park in Tampa for $17.6M. Albany Road Real Estate Partners has acquired Park at Bay Plaza, located at 9225-9350 Bay Plaza Boulevard in Tampa, Florida. The complex features 7 flex-industrial buildings totaling 186,239 SF. The Albany Road deal team included Luke Colbert, Brandon Hoag, and Gray Williams. Douglas Mandel, Zach Levine, and James Defusto with Marcus & Millichap represented the seller, Tavaco Properties. Harrison Pithers and Olivia Brock with JLL are currently marketing the property for lease.

ACQUISITION: Adler Properties buys Ft. Lauderdale small bay park for $11.79M. Adler Properties has acquired Fort Lauderdale Commerce Center North, located at 5440-5450 Northwest 53rd Avenue in Fort Lauderdale, Florida. The property features 61,000 SF of flex-industrial space. Jordan Beck with Berger Commercial Realty represented the seller, Midtown Capital Partners, in the transaction. Jonathan Raiffe led the Adler Properties deal team.

DISPOSITION: Douglas Elliman sells Long Island small bay for $4.425M. Douglas Elliman Commercial has facilitated the sale of Center Court Industrial Park, located at 11-32 Center Court in Center Moriches, New York. The property features 3 multi-tenant buildings totaling 22,500 SF. Michael Murphy with Douglas Elliman represented both the buyer, 1132 Moriches Realty LLC, and the seller, an affiliate of Hildreth Real Estate Advisors.

ACQUISITION: Wolf Capital Partners buys Houston small bay assets. Wolf Capital Partners has acquired 5091, 5094, and 5115 Steadmont Drive in Houston, Texas. The property features 3 buildings totaling 51,916 SF. Heath Donica and Jack Rathe with Stream Realty Partners facilitated the transaction.

ACQUISITION: Birddog Ventures buys midbay facility in Fort Worth, TX. Birddog Ventures, along with partners Peak Cortex Capital, has acquired 2820-2828 North Sylvania Avenue in Fort Worth, Texas. The property is currently fully leased to a Fortune 500 company. The Birddog deal team included Brandon Schubert, Joshua Oerke, and Jon DuCharme. Caden Strauss and Jack Lenihan with Matthews Real Estate Services facilitated the transaction.

LEASE SIGNED: Lee & Associates leases shallow bay in Tampa, FL. Lee & Associates has facilitated the leasing of 5329 West Crenshaw Street in Tampa, Florida. The property is owned by Stonelake Capital Partners and features a 34,047 SF industrial building on 2.7 acres. The new tenant is Best Supply Inc. Benjamin Ewers, Julia Silva, Jessica Mizrahi, and Erika Zipfel Thompson with Lee & Associates represented Stonelake Capital Partners in the transaction.
