ACQUISITION: Longpoint buys small bay park in Miami area for $31.5M. Longpoint Realty Partners has acquired Tree Garden Business Park, located at 4005 and 4055 Northwest 79th Avenue in Doral, Florida. The property features 3 multi-tenant warehouses totaling more than 108,000 SF. Jose Sasson-Lerner and Roberto Susi with Axiom Capital Advisors represented Longpoint in the transaction. Ralph Merritt with Commercial Property Group represented the sellers, Rainforest Development Corp. and Tree Park Development.

ACQUISITION: Blacktop Industrial Trust buys shallow bay park in NW Houston. Blacktop Industrial Trust has acquired Rosslyn Business Park, located on North Houston Rosslyn Road in Houston, Texas. The 45-acre property features 11 buildings totaling 337,705 SF and includes abundant industrial outdoor storage (IOS) space. The Blacktop deal team was led by Ricardo Cardoso and Christian Vergilio. DISPOSITION: Newmark sells small bay facility in Bay Area. Newmark has facilitated the sale of Duffy Place, located at 21-37 Duffy Place and 607-615 Irwin Street in San Rafael, California. The multi-tenant industrial property features 2 buildings totaling 58,935 SF. Seth McKinnon, Mark Geisreiter, Josh Peterson, Haden Ongaro, and Alisa Belew with Newmark represented the seller, Graham Street Realty. Jerry Suyderhoud and Joe McCallum, also with Newmark, represented the buyer, D.R. Stephens & Co.

DISPOSITION: Harbor sells shallow bay buildings in Dallas-Fort Worth area. Harbor Capital has sold 3621 and 3631 Shelby Lane in Denton, Texas. The 2 shallow bay industrial buildings total 28,600 SF and were acquired by Harbor Capital in August 2024. Don Frazier and Cole Frazier with Frazier Commercial represented Harbor Capital in the transaction.

ACQUISITION: Birdsong Capital Partners buys small bay in Nashville area. Birdsong Capital Partners has acquired 201 Gils Street in Smyrna, Tennessee. The property features a 41,025 SF industrial building that is currently 100% leased to 2 tenants. The Birdsong deal team included Tim Bassett, Benton Ozburn, and Nick Jones. Bryan Cahill with Lee & Associates Nashville helped source the opportunity, while Brad Bartkowiak with Truxton Trust assisted with financing and T. Kyle Bryant with The Investments Lawyers advised on the transaction.

LEASE SIGNED: Lee & Associates leases small bay space in Dallas-Forth Worth. Lee & Associates has facilitated a lease renewal for 4,080 SF of small bay industrial space at 16522 Westgrove Drive in Addison, Texas. John Anderson, Jessica Reinhardt, and Susan Cancemi with Lee & Associates Dallas-Fort Worth represented the landlord, SL6 Logistics LP, in the transaction. Rebecca Kuhl with Coldwell Banker Commercial represented the tenant, Miller’s Pool Service Inc.
