FINANCING: BEB Capital provides loans for 2 Florida small bay acquisitions. BEB Capital has announced the closing of 2 loans totaling $15.58M for small bay industrial properties in Florida. Sean Silverbrook led the BEB Capital deal team for both transactions. The loans are:

• $13.53M to Hersh Equity Group (HEG) for the acquisition of a 18,000 SF portfolio located in Port St. Lucie and Hialeah. The HEG deal team was led by Juda Hersh, Steven Ginsberg, and Corey Schwartz. (See our August 12 edition for more information.)

• $2.95M to an undisclosed sponsor for the acquisition of a 30,450 SF small bay property in Casselberry, Florida.

DISPOSITION: Colliers sells Boston area small bay portfolio for $12.15M. Colliers has facilitated the sale of 6, 48, and 60 Brooks Drive in Braintree, Massachusetts. The portfolio features 3 industrial buildings totaling 54,968 SF. The buyer was Lee Kennedy Co., and the seller was Core Investments. The Colliers deal team included Frank Petz, Matthew Sherry, Rob Schlesinger, Jack Barrett, and Daniel Hincks.

DISPOSITION: Marcus & Millichap sells small bays in Largo, FL for $4.3M. Marcus & Millichap has facilitated the sale of 2297 Lake Avenue Southeast in Largo, Florida. The property features 3 multi-tenant industrial buildings totaling 32,415 SF. James Defusto, Douglas Mandel, and Zach Levine with Marcus & Millichap represented the seller in the transaction.

DISPOSITION: Stream Realty sells shallow bay portfolio in Houston, TX. Stream Realty Partners has facilitated the sale of a shallow bay portfolio in Northwest and Southwest Houston, Texas. The portfolio features 7 multi-tenant industrial buildings totaling 342,885 SF. Stream represented both the buyer and the seller in the transaction. The Stream deal team included Matteson Hamilton, Seth Koschak, Cary Latham, Trey Mahla, Lee Belland, Haili Rumsey, and William Culp.

ACQUISITION: Bluebird buys shallow bay facility in St. Louis metro area. Bluebird has acquired 201-215 Stag Industrial Boulevard in Lake St. Louis, Missouri. The property features a 33,817 SF multi-tenant industrial building that is currently 100% leased to 4 tenants. Dan Cahill with Avison Young facilitated the sale. The Bluebird deal team was led by Cody Leivas and Kevin McNeil.

LEASE SIGNED: Systems leases flex industrial warehouse in LA area. Systems Real Estate has facilitated the subleasing of 2,980 SF of warehouse space at 3720 Clifton Place in Montrose, California. The Systems deal team included Tony Maniscalchi, Mike Maniscalchi, and Eric Dickens.
